Hazelton Avenue
Stockton, CA 95205
RE: Application Number MS-96-9
Dear Chandler:
I would like to thank you for taking the time to visit with us last week regarding the above-
mentioned application.
As we discussed at the meeting, Mrs. Etcheverry is opposed to the proposed minor subdivision
as it is planned. We are currently talking with home builders who are interested in developing
the Etcheverry property as a stand-alone project. Creating a shared road, to be used by the
Niinata and Etcheverry properties, would significantly impact the development of the Etcheverry
property. We are looking at street design solely for the Etcheverry property and do not want to
share a street with another property that we do not have any control over.
Also, we were told you can have up to five (5) horses on a two (2) acre parcel. This would
allow up to ten (i0) horses on the adjacent property under the proposed plan. Again, with thus
in mind along with the product type that might be built, we do not wish to share a common
entrance. You mentioned that this project will be allowed to be developed with a gravel road. If
this type of road is used and the proposed development is built, along with the possibility of the
livestock issue, there is a major concern with dust and odor problems. The creation of dust from
this street and livestock corrals would be detrimental to the ongoing farming operation and any
future development potential.
'MARTIN WPD
r•
IN ALLIANCE WITH DTZ AND C.Y.LECNCi - SERVING CLIENTS AROUND THE GLOBE
.-_h WEST\LARCH L-\.NL.St 1-11: 17().sroc.,GTmN.C.\LIP,IRNI
