A ten-foot wide i-ghtef way irrevocable offer of dedication <br /> is required along the frontage of Parcel 1 and Designated <br /> Remainder. <br /> (Development Title Section 9-860 .4) <br /> 4 . The frontage improvements for Ashley Lane across Parcel 1 <br /> shall be constructed in conformance with the standards for <br /> one-half of a fifty-foot right-of-way Rural Road. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent <br /> to their estimated construction costs prior to approval of <br /> the Parcel Map. (A $260 . 00 fee currently is required for <br /> processing per Development Title Table 9-240 .2 in addition <br /> to a copy of the Grant Deed, legal description.& of Parcel 1 <br /> and Remainder and an estimate. The estimate an <br /> legal description-a shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval . As an option, <br /> the Department of Public Works will prepare the drawing with <br /> estimate for an additional fee of $115 . 00 . ) <br /> (Development Title Section 9-1150 . 2 (d) (3) ) <br /> S . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 . 20) <br /> 6 . The Private Road and any driveway that exceeds 150 feet in <br /> length from any public roadway shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10 .207, San Joaquin County Standards F-la, F-lb and <br /> F-lc and the Waterloo-Morada Fire District prior to issuance <br /> of the occupancy permit . <br /> (Development Title Sections 9-1145 . 5 and 9-1150 . 15) <br /> 7 . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> (Subdivision Map Act Section 66411 . 1) <br /> 8 .
