Call 4683120 for an appointment <br /> Whenapply,file all of the following: <br /> • FEou 1 I 10 The staff will let you know the current cost of filing an application. Make checks are payable to the San <br /> Joaquin County Treasurer. <br /> • FORM _ <br /> Seven(7)copies of the completed application information forms(attached)which all owners must sign. <br /> • TENTATIVE MAP Seven 7)cietive ma <br /> s of a folded tentap(see attached)and two(2)copies of an 8-1R" x 11"reduced <br /> copy of the map. <br /> • PARCEL MAP If you believe the proposed division qualifies for a parcel map waiver,include a waiver request with the <br /> WAIVER application. <br /> • DEED One copy of a preliminary title report or Deed of the property. <br /> • SERVICES If your project requires connection to public facilities,you must submit a"will-serve"letter from the <br /> appropriate water,sewer or drainage entities at the time of filing. This letter must include a statement <br /> from the agency that they will serve the proposed development,and have,or will have,the capacity to <br /> provide such service. <br /> • APPLICATION Staff will check your application. If anything is missing,you will be notified In writing.The applicant will <br /> COMPLETE be sent a postcard once the application has been determined complete. (Your application cannot be <br /> processed until it is complete.) <br /> STEP 3 APPLICATION PROCESSING <br /> • CEQA The County will decide if the proposal will have an adverse effect on the environment If there are no <br /> adverse effects,the application will be processed. If there are potential adverse effects,further <br /> environmental review will be required. This may extend the processing time. <br /> • REFERRALS AND Staff will refer the application to any County departments,other agencies and surrounding property <br /> ACTION owners affected by your proposal. At the end of a review and comment period(about 4 weeks)the staff <br /> will approve your application if they can make required findings. If the staff cannot make the required <br /> findings,the application will be denied. <br /> • FINAL ACTION The action of the staff can be appealed to the Planning Commission. The staffs action is final unless <br /> appealed. For further information on the length of the appeal period,contact the staff. <br /> STEP 4 CONDITIONS AND ADDITIONAL PERMITS <br /> • PARCEL MAP Unless waived,a parcel map must be approved by the County Surveyor within 36 months of approval of <br /> the tentative map. <br /> • CONDITIONS The staff will send you the final action and if it is approved it will list conditions,by department,that <br /> must be met before you can file a parcel map. <br /> • IMPROVEMENT As part of the Parcel Map,Improvement Plan are sometimes required. They are engineered plans <br /> PLANS showing sewer,water,drainage,grading,frontage improvements,roads,street lighting. Facilities and <br /> Landscaping. <br /> • ENCROACHMENT Encroachment Permits must be acquired from the Public Works Department for any work performed <br /> PERMITS within the road right of way. If the project fronts on a state highway these permits are obtained from <br /> Caltrans. <br /> • SANITATION& Projects that will utilize on-site sanitation disposal and/or on-site wells,must obtain permits from the <br /> WELL PERMITS Environmental Health Division. <br /> • BUSINESS If the project involves a business,a Business License must be approved prior to starting operation. <br /> LICENSES Business License applications can be processed concurrently with the Minor Subdivision application. <br /> • BUILDING If the project involves construction,a Building Permit must be approved prior to commencement of <br /> PERMITS work. <br /> • SOIL SUITABILITY A Soil Suitability Study may be required to determine the suitability of the soil to support a septic <br /> STUDY system. <br /> • OTHER PERMITS Frequently other local,state and/or federal agencies will require permits for land use projects(e.g.Alr <br /> Pollution Control District,Regional Water Quality Control Board or the Sheriff's Office).
