The village concept will be refined in a <br /> subsequent Major Subdivision application. <br /> Table 2 summarizes the land uses proposed on the Concept Site Plan (see Figure 11). The <br /> development concept for land within the Rural Residential designation provides for 1000 <br /> luxury residential homes and common open space areas consisting of the 18 hole golf course, <br /> landscaped greenways and the Nature Preserve. The average overall residential density <br /> proposed within the Rural Residential area is one dwelling unit per 1.18 gross acres. The <br /> transfer of development rights (TDR) concept is proposed to shift density from the open space <br /> areas within the Rural Residential area to the village areas. <br /> Minimum setbacks shall be front yard - 35 to 50 feet; side yard - 10 feet and; rear yard 30 feet. <br /> The minimum lot width shall be 40 feet at the property line and 80 feet at the front yard <br /> setback. The primary objective of the proposed circulation system is <br /> to minimize impacts on existing nearby residents, to provide an efficient and safe internal <br /> circulation system and to encourage non-vehicular transportation modes by providing an <br /> extensive system of bike and pedestrian/jogging paths. Streets within and around the periphery <br /> of the neighborhood would be public streets. <br /> All streets within the planned development will meet County standards in terms of right-of- <br /> way width and other applicable standards. <br /> To eliminate future traffic impact for existing residents fronting on Koster Road along the <br /> eastern edge of the project site, the proposed Concept Site Plan would shift through traffic <br /> along Koster Road onto a new north/south roadway located about 1,000 feet west of the <br /> current Koster Road. This realigned Koster Road would begin about 800 feet north of the <br /> 16 <br />
