` GP-89-2] <br /> ATTACHMENT G <br /> GATEWAY BUSINESS PARK <br /> GENERAL PLAN AMENDMENT <br /> 1. INTRODUCTION : <br /> This amendment to the County General Plan amends the Land Use <br /> Element for approximately 205 acres of land located south of <br /> Schulte Road between the California Aqueduct and the Delta <br /> Mendota Canal . <br /> The land use change associated with the amendment is the <br /> redesignation of 205 acres from Agriculture to Limited <br /> Industrial . <br /> 2 . LAND USE ELEMENT: <br /> The land use designation referred to in this amendment is <br /> shown on Map A .(attached) and is defined below: <br /> Limited Industrial : <br /> This area is designated for a wide range of light industrial <br /> and warehouse/distribution type uses, as defined in the County <br /> General Plan. It is expected that the area will be developed <br /> primarily with warehouse facilities served by trucks taking <br /> advantage of the convenient access to Interstate 580 . <br /> 3 . SPECIAL CONSIDERATIONS : <br /> This site is presently not within any urban service area. <br /> The developer of the 205 acres will be required to form a <br /> County Service Area (CSA) , which will provide services such <br /> as wastewater treatment and disposal, water supply, and storm <br /> drainage. The proposed infrastructure systems will be <br /> required to meet the performance standards and receive the <br /> approval of the appropriate State and local agencies. <br /> A specific requirement of this General Plan Amendment is that <br /> a separate Use Permit approval shall be required for each' <br /> major tenant or owner within the 205-acre business park. This <br /> amendment also requires that a master development agreement, <br /> or separate agreements, shall be executed with the County <br /> which will specify the exact infrastructure improvements that <br /> must be..-provided for each proposed industrial use. <br />
