CONDITIONS OF APPROVAL <br /> MS-93-6 <br /> Richard Miller <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the subdivision of two existing parcels into three parcels under <br /> the Density Bonus Provisions of the County's Development Title. <br /> b. The minimum lot area of Parcels 1, 2, and 3 shall be 6,000 square feet (Development Title <br /> Section 9-315.4). Parcel sizes shall be shown on the Parcel Map. <br /> C. The minimum width of Parcels 1, 2, and 3 shall be 50 feet (Development Title Section 9- <br /> 315.4). Parcel widths shall be shown on the Parcel Map. <br /> d. The developer shall enter into an Agreement for Continued Affordability with San Joaquin <br /> County to ensure affordability of one low income unit and to provide penalties if the <br /> developer does not provide one low income unit. (Development Title Section 9-315.7) <br /> e. Storm drainage shall be consistent with the requirements of Section 9-1135.3 of the <br /> Development Title. <br /> f. Twenty-foot-wide easements for access over Parcel 2 shall be provided for Parcels 1 and <br /> 3 and shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached memo from Public Works dated March 16, 1994.) <br /> 3. PUBLIC HEALTH SERVICES: <br /> (See the attached memo from Public Health dated February 10, 1994.) <br /> 4.
