r � Phase 1 Environmental Site Assessment City of Stockton Multi-Modal Station/Shopping Center ` Page 34 APN# Situs Address Site Description/Owner Occupant Interview 139-280-10 811 E Weber Avenue Precision Auto Sales and Towing A brick masonry structure with a wood roof Roof drain pipes inside the building drain under the sidewalk to the street No floor drains were observed inside the building The occupant has been at this location for two years The prior business was an auto repair shop The other entrance to the building is from N Grant Street There is a sign over the N Grant Street entrance for V H Auto Repair The occupant of 811 E Weber stated he has the entire building and that very little auto repair work is done on the premises However, it appeared that autos were being repaired by V H Auto Repair Two 55-gallon drums for waste oil storage are located inside a new galvanized steel water trough inside the building The occupant stated the drums are pumped out by Norcal There is a minor amount of brake cleaner, solvent,and oil stored in the building 139-280-11 805 E Weber Avenue Precision Auto Sales and Towing A gravel covered lot used for parking autos for sale There are no structures and no drains located on the property 139-280-13 820 E Channel Street G&M Diesel The property owner did not grant access to the property The property was observed from the sidewalk and from the property at 815 E Weber Avenue through the open roll-up door Two diesel trucks are parked on the property Several 55-gallon drums are on the property There is a propane-fueled forklift Various truck parts are stored on the properly 139-290-11 722 E Miner Avenue Cars R Us Auto Sales Concrete block building with an asphalt paved lot The occupant has been at this location for nine years Prior to that the property was used by Eagle Ford The service bays for the former x Ford dealer appear to be located across E Miner Avenue The occupant stated that two shops on the property are used for minor repairs However,two engines on engine stands and an engine hoist were observed A slight odor of cleaning solvent was noted There is a potential for oil,grease, and solvent on the property There is a power washer in the auto detail shop for washing vehicles There are three storm drains around the perimeter of the property The occupant stated that there is no air compressor on the property 139-290-12 750 E Miner Avenue Buy N Save Auto Sales Concrete block building with a composition shingle roof This has been a used car sales lot for the last 15 years The occupant has been at this location five years A hand pump oil dispenser that has not been used by the current occupant does not appear to contain oil An unmarked electrical transformer is located on a power pole near a corner of the property There is an 18"storm drain on the property The occupant stated that no vehicle maintenance or vehicle washing is performed on the property 139-300-01 808 E Miner Avenue G—R Auto Sales The structure has a stucco exterior and a flat roof The occupant has been at this location for two years There is an air compressor on the property Minor maintenance is performed on vehicles, including oil changing The occupant stated that used oil is taken to Pep Boys for disposal Storm drams are located near the street t � l P L� CONDOR
