RWQCB, Workplan Request, Trails of Manteca, 2368 East Woodward <br /> Avenue, Manteca, San Joaquin, California. <br /> Dear Ms. Villenes: <br /> On behalf of Nextbay Properties LLC, we are submitting this workplan to conduct a soil and <br /> groundwater assessment for the Trails of Manteca project located in Manteca, California <br /> (Figure 1). <br /> Previous environmental sampling performed by others identified elevated levels of diesel in soil <br /> and groundwater adjacent to an above-ground storage tank (AST) in 2005. In 2008, the diesel- <br /> impacted soil was excavated. No further investigations were conducted to address the <br /> groundwater impacts. The intent of this workplan is to further characterize the soil and <br /> groundwater impacts associated with the AST. <br /> BACKGROUND <br /> The area of concern (AOC) is located within the former homestead area (approximate 7 acres), <br /> which is situated in Phase 3 of the development plan.
