' 2 0 SITE BACKGROUND <br /> ' 21 SUE LOCATION AND LAND USE <br /> The property is located immediately west of the intersection of Sanguinetti Lane and North Wilson Way in <br /> Stockton, California U-Haul owns and occupies the property and currently uses the site as a U-Haul <br /> vehicle/equipment rental and repair shop The site features are shown on Figure 2 <br /> ' The site was formerly used as a retail gasoline dispensing facility According to a 1994 SOTA <br /> Environmental Technology, Inc (SOTA) work plan, the site was used as a gasoline retail facility from <br /> ' approximately 1950 until 1976 In 1976, the site was listed in the Palk directory as "Stockton Moving <br /> Center" From 1976 until 1990, the site was apparently used as an moving equipment rental facility Since <br /> ' 1990, U-Haul has used the site in its current capacity <br /> 22 HYDRQCARBON RELEASE <br /> 1 According to a 1990 ETS Environmental & Assoc (ETS) report, three fuel underground storage tanks <br /> (USTs), one waste-oil UST, and associated fuel dispensers were removed from the site in 1990 Since <br /> ' 1990, no USTs or associated fuel systems have been in use at the site ETS reported that analytical results <br /> of soil samples collected during the removal of the USTs, associated product dispensers and lines indicated <br /> • the detection of petroleum hydrocarbons in soil The soil sample locations are shown on Figure 3 and a <br /> ' summary of analytical results are presented in Table 1 <br /> ' In 1990, ETS completed a "Preliminary Investigation and Evaluation Report" which included results of <br /> drilling and sampling three soil borings (B-1,B-2, and B-3) to 100 feet bgs, and the installation of the three <br /> ' monitoring wells (MW-1, MW-2, MW-3) within the borings Results of this investigation indicated that <br /> petroleum hydrocarbons were present in soil at depths of 60 to 75 feet bgs Subsequent groundwater <br /> monitonng performed by ETS in 1992 (Table 2) indicated concentrations of hydrocarbons above the <br /> ' California action levels in groundwater samples from the three wells <br /> ' Applied Consultants began managing the site for U-Haul in September 1991 Quarterly groundwater <br /> monitoring conducted in September 1991 indicated that the depth to groundwater across the site ranged <br /> from 85 5 to 86 74 feet bgs and the groundwater flow direction was to the north at a gradient less than 0 001 <br /> feet/foot Analytical results of groundwater samples indicated that groundwater at two of the three wells <br /> contained benzene at concentrations greater than the California action level <br /> ' Applied Consultants completed further assessment of hydrocarbons in soil and groundwater in 1993 This <br /> ' 3 <br />
