BlaeS Envtromnental Managenre?[ Inc <br /> 002-70950-03 U-Haul#709-50 <br /> Work Plan <br /> 1118101 <br /> 2.0 SITE BACKGROUND <br /> 2 1 SITE DESCRIPTION <br /> Amerco/U-Haul owns and occupies the property and currently uses the site as a U-Haul vehicle and <br /> equipment rental and repair shop Two single-story buildings occupy the site The buildings include a <br /> former service station building and a garage, which was added to the original building The original building <br /> consists of an office/retail room and two garage bays on the south The add-on structure consists of two <br /> garage bays A separate storage container is located on the south side of the building Site features are <br /> shown on Figures 2 and 3 <br /> The site was formerly used as a gasoline storage and retail facility According to a 1994 SOTA <br /> Environmental Technology, Inc (SOTA) work plan, the site was used as a gasoline retail facility from <br /> approximately 1950 until 1976 In 1976, the site was listed in the Polk directory as "Stockton Moving <br /> Center" From 1976 until 1990, the site was apparently used as a moving equipment rental facility Since <br /> 1990, U-Haul has used the site in its current capacity <br /> 2 2 DETECTION OF HYDROCARBON RELEASE <br /> According to a 1990 ETS Environmental & Assoc (ETS) report, four USTs and associated fuel dispensers <br /> were removed from the site in 1990 The four USTs included one 10,000-gallon, one 8,000-gallon, and one <br /> 6,000-gallon capacity tanks that contained unleaded and gasoline fuel, and one 250-gallon capacity waste-oil <br /> tank The fuel USTs were orientated approximately east-west and located in the area labeled "Former UST <br /> Location"(Figure 3) Upon removal, the tanks were not replaced <br /> According to ETS, analytical results of soil samples collected from beneath the farmer USTs and associated <br /> product lines indicated detectable concentrations of petroleum hydrocarbons in soil Based on results of soil <br /> samples collected during removal of the USTs, the hydrocarbon release areas included (1) the UST area and <br /> (2) the product piping areas (Figure 3) <br /> 2 3 PREVIOUS ENVIRONMENTAL INVESTIGATIONS <br /> In 1991, ETS completed a "Preliminary Investigation and Evaluation Report" which included results of <br /> drilling and sampling three soil borings (B-1, B-2, and B-3) to 100 feet below ground surface (bgs), and the <br /> installation of the three monitoring wells (MW-1, MW-2, MW-3) within the borings Results of this <br /> 3 <br />
