U-Haul#709-50 <br /> Preliminary Site Conceptual Model Blaes Environmental <br /> December 15,2006 <br /> 2 0 BACKGROUND INFORMATION <br /> 2 1 SITE USES <br /> U-Haul owns and occupies the property and currently uses the site as a U-Haul vehicle and equipment rental <br /> and repair shop Two single-story buildings occupy the site The buildings include a former service station <br /> building and a garage that was added to the original building The original building consists of an office/retail <br /> room and two garage bays The add-on structure consists of two garage bays A separate storage container is <br /> located on the south side of the building <br /> The site was formerly used as a gasoline storage and retail facility According to a 1994 SOTA <br /> Environmental Technology, Inc (SOTA) work plan, the site was used as a gasoline retail facility from <br /> approximately 1950 until 1976 In 1976, the site was listed in the Polk directory as "Stockton Moving <br /> Center" From 1976 until 1990, the site was apparently used as a moving equipment rental facility Since <br /> 1990, U-Haul has used the site in its current capacity <br /> 2.2 SURROUNDING LAND USE <br /> . The area surrounding the site consists of a mixture of commercial businesses and residential developments <br /> Surrounding land occupants are shown on the vicinity map in Figure 2 The businesses to the north and <br /> south along Wilson Way include motels, convenient stores, and retail shops The Stockton Union School <br /> Distnct (SUSD) occupies the land to the west and north of the site The SUSD property immediately <br /> adjacent to the U-Haul facility is occupied with three office trailers and a large maintenance building The <br /> SUSD property is used for the fueling, parking, and maintenance of the Stockton School District vehicles <br /> and equipment The Frontier Motel occupies the property immediately south of the site The property to <br /> the east (across Wilson Way) consists of a mixture of commercial businesses behind which are residential <br /> neighborhoods The property southeast of the site, on the southeast corner of Sanguinetti Lane and Wilson <br /> Way, was a former gasoline station currently used as an auto repair shop,referred to as Harry's Auto <br /> 2 3 SITE GEOLOGY <br /> The subject site is located in the northern portion of the San Joaquin Valley, which is bound to the west by <br /> the coastal ranges and to the east by the Sierra Nevada Mountains The San Joaquin Valley is a broad <br /> elongated valley that is crossed by many meandering rivers and streams that drains the western slopes of <br /> the Sierra Nevada Mountains These drainages are now channelized and diverted into canals to provide <br /> water and prevent flooding Prior to being channelized, these fluvial systems would periodically overflow <br /> and flood the valley <br /> Page 2 <br />
