the north. The vicinity of the building has been cleared for parking and future
construction; the remainder of the Site is olive orchard.
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately nine to 10 feet above mean sea level (Plate 4). The Site is
relatively flat.
The San Joaquin County Community Development Department web site states that the
Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This
zoning designation "is established to preserve agricultural lands for the continuation of
commercial agricultural enterprises."
Past Uses of the Site
Based on historical aerial photographs available from the San Joaquin County
Surveyor's office and Google Earth, it appears that the Site was agricultural land with a
small building cluster from 1940 through 1975. The building cluster was removed
between 1975 and 1993, and the olive orchard was planted in 2006. The existing
structure dates to 2014 or 2015.
Existing and Proposed Septic Tank Usage
Existing Septic System
One septic system is located on the Site, according to Mr. Coldani (Plate 3).
Proposed Septic System
Mr. Coldani indicated that a new septic system will be installed on the west side of the
facility in the future (Plate 2).
On-Site Septic Permit History
Live Oak searched the septic system permits on file at the San Joaquin County
Environmental Health Department; one permit was identified for the Site. The permit,
dated May 2015, was for a new commercial septic system utilizing a 2,000-gallon septic
tank and three 100-foot leach lines (5920 W. Kingdon Rd.). This permit has been
included in Appendix 3 of this report.
Existing Septic Tank Usage in the Vicinity
To estimate the existing septic system usage in the area, our office counted septic
systems located within approximately one square mile surrounding the property. Aerial
imagery from Google Earth was used. Each building cluster on the photograph was
assumed to have one septic system. Using this method, it is estimated that 16 or more
septic systems per square mile are present in the immediate vicinity of the Site.
LOGE 20-02 Page 2
