July '1, 1985 <br />Mr. Glenn Lee <br />Dynasty Development, Inc. <br />One Kimber Park <br />C98122 Mission Blvd., Suite 204 <br />Fremont, CA 945.78 <br />Dear Mr. Lee: <br />The American Environmental Management Corporation (AEMC) is <br />pleased to report the findings of the environmental assessment <br />performed on the ..=t�-acre parcel (APN 2.�5-1J-02), located in the <br />City of Tracy, being considered by the Dynasty Development Inc. <br />for residential development. <br />The purpose of this environmental assessment is to determine if <br />onsite or nearby industrial activities have contaminated the <br />Dynasty parcel with toxic materials, and if so, to what extent. <br />AEMC's approach to this environmental assessment focused upon <br />researching past land uses and conducting onsite field <br />investigations. In keeping with the desires of Dynasty, AEMC <br />strove to minimize the costs associated with conducting the <br />property assessment, while maintaining the full integrety of the <br />investigation and the findings thereof. <br />Property Use Research <br />Attachment No. 1 provides a aerial view (September 1981) of the <br />City of Tracy, which identifies the Dynasty parcel. and areas of <br />known and suspected industrial related activities. AEMC utilized <br />the following resources in the investigation of past property <br />uses: <br />o Preliminary Report, Ticor Title Insurance <br />o Renown Enterprises <br />o Dan Bush and Tom Galloway, City Corporation Yard <br />o Ben Roberts, Delta Disposal, Tracy <br />o Dan Reeves, Reeves & Associates (Real Estate) <br />o I::en Hannigan, City of Tracy Public Works Department <br />o Aerial photos <br />o Map/aerial photo (December 1960) of pumping station <br />Crude oil processing activites existed on properties located <br />northwest of }he Dynasty parcel from the early-19C)tis to the <br />mid-196C)s. Evidence indicates that these crude oil related <br />activities included small refining operations, large storage <br />resevoirs, fueling steam locomotive engines, and a <br />heating/pumping station. <br />
