1 <br /> ' APPENDIX A - Historical Background <br /> Five Star Marina <br /> ' (Former Stephens Marine) <br /> ' SITE HISTORY <br /> AGE researched the site history, conducted a review of available historical public records and <br /> t interviewed the current landowner and representatives during the course of a Phase I Environmental <br /> Site Assessment for a real estate evaluation The history of the parcel of interest was derived from <br /> the Phase I research <br /> SITE DESCRIPTION <br /> ' The site is located in an industrial area of low topographic relief, located '/4-mile east of the <br /> intersection of Fremont Street and Pershing Avenue at approximately 10 feet above sea level Two <br /> ' main clusters of structures are located on the property(Figure 2) Most of the site was used as a ship <br /> building warehouse from the early 1910's through the mid 1980's The remaining portions are <br /> presently occupied by an auto repair shop, a sheet metal shop and a boat storage facility The site is <br /> ' currently operated by Five Star Marina and other light industrial businesses The surface of the site <br /> is covered with mostly asphalt and concrete <br /> 10 <br /> REGIONAL GROUND WATER <br /> The estimated depth to ground water at this property is approximately 20 feet bsg, based on <br /> information from Lanes of Equal Depth of Water Wells, Fall 1995 published by the San Joaquin <br /> ' County Flood Control District and Water Conservation District However, the PHS-EHD records <br /> indicated that the shallowest ground water was observed in 1986 at 10 feet bsg During previous site <br /> investigations,ground water was encountered at a depth of 12 feet bsg The prevailing ground water <br /> ' flow in this portion of western Stockton flows generally to the northeast,although localized ground <br /> water flow may vary during winter/summer cycles <br /> UNDERGROUND STORAGE TANK REMOVAL <br /> ' One 5 50-gallon gasoline UST(West UST Area)was removed from the City of Stockton right-of-way <br /> on San Jose Street in May 1986 Total volatile hydrocarbons(TVH)and volatile aromatics(benzene, <br /> toluene, ethylbenzene and xylenes BTEX) were detected at concentrations as high as 2,000 <br /> ' milligrams per kilogram (mg/kg) in a single soil sample collected from the UST excavation <br /> One 4,000-gallon gasoline UST(East UST Area)was removed from the site on 13 November 1997 <br /> ' The UST was located on Lindsay Street, between the northern and southern blocks of buildings <br /> Upon removal of the UST, holes were noted at the western end and in the bottom of the UST <br /> Hydrocarbon odors were not observed in soil above eleven feet below surface grade (bsg) <br /> Advanced GeoEnwronmental,Inc <br /> t <br />
