1 <br /> APPENDIX A- Historical Background <br /> • Five Star Marina <br /> (Former Stephens Marine) <br /> SITE HISTORY <br /> AGE reseai shed the site history, conducted a review of available historical public records and <br /> ' interviewed current land owner and representatives during the course of a Phase I Environmental Site <br /> Assessment for a i eal estate evaluation The history of the parcel of interest was derived from the <br /> Phase I reseai ch <br /> 1 <br /> SITE DESCRIPTION <br /> The site is located in an industrial area of low topographic relief, located i/4-male east of the <br /> intersection of Fremont Stn eet and Pershing Avenue at approximately 10 feet above sea level Two <br /> main clusters of structui es are located on the property(Figure 2) Most of the site was used as a ship <br /> building warehouse from the early 1910's through the mid 1980's The remaining portions are <br /> pi esently occupied by an auto repair shop, a sheet metal shop and a boat storage facility The site is <br /> currently operated by Five Stai Mai ina and other light industrial businesses The sui face of the site <br /> lie is coves ed with mostly asphalt and concrete <br /> REGIONAL GROUND WATER <br /> The estimated depth to ground watei at this property is approximately20 <br /> feet big, based on <br /> information from Lanes of Equal Depth of Water Wells, Fall 1995 published by the San Joaquin <br /> County Flood Contiol Distiict and Water Conservation District Howevei, the PHS-EHD records <br /> indicted that the highest ground watei was observed at the site in 1986 at 10 feet bsg During <br /> pi evious site investigations at the site, ground water was encountered at a depth of 12 feet bsg The <br /> ' prevailing ground water flow in this portion of western Stockton flows generally to the northeast, <br /> while localized ground water flow may vary during winter/summer cycles <br /> UNDERGROUND STORAGE TANK REMOVAL <br /> ' One 550-gallon gasoline UST(West UST Area)was removed fromthe City of Stockton right-of-way <br /> in San Jose Street in May 1986 Total volatile hydrocarbons(TVH) and volatile aromatics(benzene, <br /> ' toluene, ethylbenzene and xylenes BTE&X) were detected at concentrations as High as 2,000 parts <br /> per million (ppm) in a single soil sample collected from the UST excavation <br /> ' One 4,000-gallon gasoline UST(East UST Area)was removed from the site on 13 Novembei 1997 <br /> • The UST was located ui Lindsay Street,between the northern and southern blocks ofbuildings Upon <br /> removal of the UST,holes were noted at the western end and in the bottom ofthe UST Hydrocarbon <br />
