3. A concrete border edging meeting the County's Public Work standards shall be constructed along <br /> the boundary of all street paving areas. (Air Metro Park Addendum, page 5-2) <br /> 4. All street frontage sites shall install tree groupings within the required landscape setback area. <br /> Trees within each grouping shall be spaced no more than thirty(30)feet apart and located on both <br /> sides of the streetfront sidewalk corridor.(Air Metro Park Addendum, page 5-3)The existing street <br /> trees along Stimson Road meet this requirement. <br /> 5. The existing oleander bushes proposed for removal along Stimson Road and the property line <br /> adjacent to APN: 177-260-32 may be replaced with a climbing vine(Solanum jasminoides/potato <br /> vine)to be incorporated with the proposed fencing. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> 1. All outdoor service/storage areas shall be visually screened by both landscaping and a built <br /> enclosure of either fencing or walls. No outside storage is allowed unless visually screened from <br /> adjacent streets, entry drives, and primary building entries. They shall be located on the least <br /> visible portion of the site. No storage areas may be extended into a setback area. (Air Metro Park <br /> Addendum, page 7-6) The proposed chain link fencing with climbing vine (Solanum <br /> jasminoides/potato vine) meets this requirement and is sufficient as a replacement for the existing <br /> oleander bushes. <br /> h. BUILDING CODE REQUIREMENTS:The following California Building Code(CBC)and San Joaquin <br /> County Ordinance requirements will be applicable to the proposed project. The following conditions <br /> shall be addressed prior to submittal of a building permit application to the Building Inspection Division: <br /> 1. A building permit for each separate pv system and for each solar pv structure is required. Submit <br /> plans, specifications and supporting calculations, prepared by a Registered Design Professional <br /> (architect or engineer) showing compliance with the 2019 California Building, Existing Building, <br /> Mechanical, Plumbing, Electrical, Energy and Fire Codes as may be applicable. <br /> 2. The required plans must be complete at the time of submittal for a building permit. Plans must <br /> address building design and construction, fire and life safety requirements, accessibility and show <br /> compliance with the current California codes and San Joaquin County ordinances.A complete set <br /> of plans must include fire sprinkler plans, truss design submittals, metal building shop drawings, <br /> structural plans and calculations,plumbing,electrical and mechanical drawings and energy report. <br /> 3. A soils report is required pursuant to CBC § 1803 for foundations and CBC appendix § J104 for <br /> grading. All recommendations of the Soils Report shall be incorporated into the construction <br /> drawings. <br /> 4. For each proposed new building or structure, provide the following information on the plans: <br /> A. Description of proposed use <br /> B. Existing and proposed occupancy Groups <br /> C. Type of construction <br /> D. Sprinklers(Yes or No) <br /> E. Number of stories <br /> F. Building height <br /> G. Allowable floor area <br /> H. Proposed floor area <br /> I.
