FI ,. <br /> EXECUTIVE SUMMARY <br /> This report contains the results of our study for the proposed Stockton Open Air Mall project. <br /> The purpose of this investigation was to assess the suitability of the project for septic systems, <br /> and the potential for environmental degradation, primarily nitrate contamination. Potential <br /> adverse environmental impacts resulting from a project such as the Open Air Mall revolve <br /> around the protection of human health by attempting to protect local groundwater and surface <br /> water. Consequently, investigations such as these are performed. Our studies included <br /> f historical considerations, soil testing and analysis, local groundwater and surface water <br /> Linformation, loading projections, septic system designs, and nitrate loading for the project. <br /> It is our understanding that the Stockton Open Air Mall is proposed to be a marketplace <br /> whereby vendors of various types of merchandise will occupy designated stalls. There will be <br /> on-site parking available for patrons. Four restroom facilities will be on the premises, each <br /> with an accompanying septic system. Domestic water will be provided by an on-site well. <br /> Stormwater management will consist of utilizing a 2.09 acre detention pond in the NWC of the <br /> subject site. <br /> The A.P.N. of the parcel arcel is 092-180-019 and it is currently zoned AU20. The entire <br /> J <br /> complex is projected to consist of an irregular shaped area of approximately 17.9 acres. The <br /> subject parcel is located at 3550 Wilson Way. It is bound to the north currently by Brannon <br /> Tire Company located at 3730 Wilson Way, and to the south by the Stockton Diverting Canal. <br /> To the west is Wilson Way and the Oakmoore Golf Course, and adjacent to the east are the <br /> Central California Traction Company (CCTC) railroad tracks. <br /> This study was performed in accordance with the requirements of Section 9-10100 (c) and 9- <br /> 1105.2D of the San Joaquin County Ordinances. <br /> H.
