CONDITIONS OF APPROVAL <br /> PA-2000129 <br /> ROYAL FUNDING MANAGEMENT LP/DILLON&MURPHY <br /> Major Subdivision No. PA-2000129 was approved by the Planning Commission on September 3,2020. <br /> The effective date of approval is September 13, 2020. This tentative map approval will expire on <br /> September 13, 2023, which is 3 years from the original effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2)a Final Map has been filed with and accepted <br /> by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209]468-3121) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform to the approved tentative map dated <br /> July 29, 2020. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note shall <br /> be placed on the Final Map: <br /> 1. All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities,such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> 1, Parcels 1-2, 5-9, & 11-15 each shall have a minimum lot width of 150 feet, measured a distance <br /> of 30 feet back from the front lot line. (Development Title Section 9-310.4) <br /> 2. Parcels 3-4, 10, & 16-17 each shall have a minimum lot width of 105 feet, measured a distance of <br /> 30 feet back from the front lot line. (Development Title Section 9-310.4[a][1]) <br /> 3. All parcels shall have a minimum lot area of 2 acres. (Development Title Section 9-310.3) <br /> d. ACCESS:Secondary access from Ashley Lane to Vina Court shall be required along the eastern and <br /> southern boundaries of Lot 9. (Development Title Section 9-1150.15[b]) <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Rafedah Carella at 209-468-3138 for road name <br /> standards. (Development Title Section 9-1150.18) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> 2. A minimum of 3 trees shall be planted for each lot frontage. [Development Title Section 9- <br /> 1020.4(a)] <br /> g. RESTRICTED ACCESS: The following restricted access regulations shall apply to this map: <br /> 1. To restrict access, a 3 foot tall, open, rail fence shall be constructed along the northern property <br /> PA-2000129—Conditions of Approval 1 <br />
