According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG- <br /> 80, General Agriculture with a minimum parcel size of 80 acres. This zoning <br /> designation "is established to preserve agricultural lands for the continuation of <br /> commercial agriculture enterprises." <br /> Existing and Proposed Septic Tank Usage <br /> Existing Septic System <br /> No septic systems are currently located on the Site. <br /> Proposed Septic System <br /> No new septic systems are proposed. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were <br /> searched for the Site address. No permits were identified. <br /> Existing Septic Tank Usage in the Vicinity <br /> To estimate the septic system usage in the area, our office counted septic systems that <br /> exist within approximately nine square mile surrounding the property. Air photo imagery <br /> from Google Earth was used. Each building cluster on the photograph was assumed to <br /> have one septic system. Using this method, it is estimated that only two septic systems <br /> are located in the nine square miles surrounding the Site. <br /> The vicinity of the Site is composed primarily of open, hilly grazing land, with a few <br /> orchards and vineyards present. <br /> Septic Permit History in the Vicinity <br /> Based on a review of septic permits on file at the San Joaquin County Environmental <br /> Health Department for the closest developed properties, most septic systems in the <br /> area include leach lines with 25-foot deep seepage pits; one permit indicated leach lines <br /> only. The septic permits can be found in Appendix 4 of this report. <br /> Expected On-Site Maximum Septic Tank Usage <br /> Maximum expected usage on the Site would be from any future residents of the Site. <br /> Septic system design should be based on the San Joaquin County On-Site Wastewater <br /> Treatment Systems Standards (2017) or other engineering recommendations.
