INTRODUCTION
1.0 INTRODUCTION AND PROPOSED DEVELOPMENT
1.1 Description of Site: The project consists of one parcel totaling 4.38"-acres. The project is in
an agricultural area with a property zoning of AG-40. The address is 7151 E. Peltier Road
Acampo, CA 95220. The project parcel number is 005-260-61.
Description of proposed development: The purpose of this project is to is to expand a winery
facility in two phases. Phase I is a 7,650 square foot building including four fixtures, one toilet
and 3 sinks. The first phase would also include an overhang on the proposed building of
approximately 6150 square feet. Phase 2 would add an extension to the building increasing the
size by 5,400 square feet for a total size of 13,050 square feet. The new building would be used
for storage, fermentation processes, lab, breakroom and bathroom. It is expected to only have
three employees present five days a week. During the months of September thru October, it is
expected to have the employees present seven days a week. In a worst-case scenario, a maximum
of six employees could use the facility per day, when a trucker comes once a week. No visitors
are expected at the site. The first phase is expected to be built within the first 18 months and the
second phases to be built within the next five years. An area for a replacement leach field was
allocated for the building. Project would also include a proposed waste tank for the winery, a fire
suppression tank and the minor improvements to make the proposed building ADA accessible.
1.2 Parcel vicinity location map: (See Appendix).
1.3 Site map: (See Appendix).
2.0_PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE
2.1 Discussion of Past,Present uses at the site to assess potential problems: The present owner
is Lani Holdener. Lani Holdener is a partner of Macchia Winery. The land use has not changed
dramatically under her. The parcel has been used for winery for almost 20 years.
Previously the property was used for agricultural purposes. The surrounding properties are also
used for agricultural and rural residential purposes. The addition proposed in Phase I and Phase 2
poses only a minor impact to the site's nitrate concentration, based on the parcel size relative to
the proposed improvements.
3.0 CHEMICAL AND PHYSCAL PROPERTIES OF SOIL
3.1 Description of existing chemical and physical properties of soil: For a description of the
chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil
Suitability report prepared by Dillon& Murphy (attached in the Appendix).
3.2 Description of the mass transport properties of the soils underlying the site with respect
to the nitrate and/or any other constituent of concern identified for the project site: The
results from the percolation test prepared by Dillon & Murphy have determined that the site is
3
