Because of the special circumstances applicable to the property, including size,shape,topography, location,or surroundings, the <br /> strict application of the regulation deprives the property of privileges enjoyed by other property in the vicinity and under identical <br /> zoning classification. <br /> This property is owned by the Linden County Water District and was developed as the central location for the water <br /> system.The required upgrades to the water system include the installation of a new 500,000 gallon water tank and <br /> associated equipment and piping. With the limited size of the parcel and the amount of facilities needed,a front setback <br /> reduction is necessary. <br /> 2. The granting of the Variance will not constitute a grant of special privileges inconsistent with the limitations upon other properties <br /> in the vicinity and zone in which the property is situated. <br /> This parcel is surrounded on three sides by the Linden Union High School District to the north,east and west.State Highway 26 <br /> boarders the property to the south.The school district has previously encroached into the front setback with improvements. <br /> 3.
