FINDINGS FOR SITE APPROVAL PA-2000216 GLEN A. RIGSBEE 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted by the County. • The establishment, maintenance and operation of the use does not conflict with the General Plan because the use proposed in application PA-2000216 is consistent with the C/G (General Commercial) General Plan designation, which in turn is permitted in the C-G (General Commercial) zone. 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary facilities have been provided, and the proposed improvements are properly related to existing and proposed roadways. • Adequate utilities, access roads, sanitation, drainage and other necessary facilities have been provided and the proposed improvements are properly related to existing and proposed streets and highways because all utilities, improvements, and other facilities are existing or will be provided as reflected in the approved site and/or improvement plan(s). 3. The site is physically suitable for the type of development and for the intensity of development. • The applicant submitted Deviation application No. PA-2100159 for the reduction in rear yard setback from 20 feet to 14 feet 6 inches to accommodate the proposed expansion. With approval of this Deviation, the property involved is of adequate size and shape to accommodate the proposed use and all yards, building coverage, setbacks, parking areas and other requirements of this Title. 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be injurious to the property or improvements of adjacent properties. • This finding can be made because it was determined that the project will not be detrimental to the public health, safety, or welfare, and will not be injurious to the property or improvements of adjacent parcels. Additionally, no significant impacts have been identified. Therefore, a Notice of Exemption will be filed pursuant to State CEQA Guidelines Section 15061 (b)(3). 5. The use is compatible with adjoining land uses. • This finding can be made because with the Conditions of Approval the proposed use will not interfere with or alter the current uses on adjacent properties. PA-2000216 -Findings
