EXHIBIT " A." <br />VARIANCE FINDINGS <br />I= <br />1, Special Circumstances. Because of the special circumstances <br />applicable to the property, including size, shape, topography, location, <br />or surroundings, the strict application of the regulation deprives the <br />property of privileges enjoyed by other property in the vicinity and <br />under identical classification: <br />The property is on a dead end road and is in a unique location <br />and is an area that is inconsistent with the ,coning of ' A U-20. <br />The current General Flan designation is RIL (residential low <br />density). Specifically, out of the 13 total parcels in the adjacent <br />vicinity there are no parcels that are larger than 3 acres. 7 <br />parcels are around 2+ acres and 4 parcels are I acre each. <br />(See attached Exhibits B-1 and B-2) <br />2. No Special Privileges. The granting of the Variance will not <br />constitute a grant of special privileges inconsistent with the limitations <br />upon other properties in the vicinity and zone in which the property is <br />situated: <br />a) Due to it's unique location and surroundings, the property <br />would enjoy no more than the privileges already enjoyed by <br />the other properties adjacent to and in the vicinity of the <br />property. <br />b) Only 2 of the 13 parcels are larger than 2+ acres and 4 of <br />the 13 parcels are l ache. <br />c) The granting of the Variance will not constitute a grant of <br />special privilege as the use is consistent with the majority of <br />the other existing uses in the immediate area. <br />3. Use Authorized. The Variance will not authorize a use or activity <br />which is not otherwise expressly authorized by the regulation <br />governing the parcel of property. <br />
