CONDITIONS OF APPROVAL <br />PA -2100009 <br />WINE GROUP LLC / MCR ENGINEERING INC. <br />Lot Line Adjustment Application No. PA -2100009 was approved by the San Joaquin County <br />Community Development Department on April 7, 2021, which is the effective date of approval. This <br />approval will expire on October 7, 2022, which is 18 months from the effective date of approval, unless <br />a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required <br />by the Land Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kelsey Gunter [209] 468-8477) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br />plan dated January 19, 2021. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. LOT SIZE: Each parcel shall be a minimum of forty acres in size. (Development Title Section 9- <br />872.2([e]) <br />2.
