FINDINGS FOR SITE APPROVAL <br />PA -2000189 <br />PERRUCCI COMMERCIAL MANAGEMENT, LLC / DR. SAM LIVINGSTON <br />1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br />applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br />adopted by the County. <br />• This finding can be made because the proposed farm services facility may be conditionally <br />permitted in the AG40 (General Agriculture - 40 acre minimum) zone with an approved Site <br />Approval application. The project site has a General Plan designation of A/G (General <br />Agriculture), and the AG -40 zone is an implementing zone for this designation. Therefore, <br />the proposed farm services facility is consistent with the goals, policies, standards and <br />maps of the General Plan and there are no Master Plans, Specific Plans, and/or Special <br />Purpose Plans in the project vicinity. <br />2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br />facilities have been provided, and the proposed improvements are properly related to existing and <br />proposed roadways. <br />• This finding can be made because adequate utilities, access roads, sanitation, drainage and <br />other necessary facilities exist and the improvements are properly related to existing <br />streets. The project will be served by a private septic system, an individual well, and on-site <br />storm drainage. The amount of storm drainage runoff generated by the construction of any <br />new buildings will be contained on-site. <br />3. The site is physically suitable for the type of development and for the intensity of development. <br />This finding can be made because the 1 -acre parcel is of adequate size to accommodate the <br />proposed use and the Site Plan shows that all yards, building coverage, setbacks, parking <br />areas, and other requirements of the Development Title can be met. <br />4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br />injurious to the property or improvements of adjacent properties. <br />• This finding can be made because the project is utilizing an existing building and any <br />alterations to the building will be to its interior. An additional building will be constructed in <br />Phase 2 but, at 375 square -feet, the expansion is negligible. With the conditions from the <br />Community Development Department, the Environmental Health Department, and the <br />Department of Public Works, the project is expected to have a less than significant impact on <br />public health, safety, and welfare. In addition, the project is not anticipated to be injurious to <br />the property or improvements of adjacent properties. <br />5. The use is compatible with adjoining land uses. <br />• This finding can be made because the proposed use will not interfere with nor alter the current <br />land uses on adjacent properties. Adjacent parcels are utilized for agricultural uses and there <br />are a scattering of residences. The nearest residence that is not on the subject parcel is <br />located 100 feet from the facility driveway. The proposed use, Farm Services, may be <br />conditionally permitted in the AG -40 zone subject to an approved Site Approval application. <br />PA -2000189 —Findings 1 <br />
