1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel totaling 20 acres, located at <br /> 20449 E. Oakwood Rd., Stockton, California. The project is in an agricultural community and is <br /> zoned AG-40. The project Assessor's Parcel Number is 185-080-35. <br /> Description of proposed development: The purpose of this project is to create a 2.0 acre parcel <br /> and a 18 acre unsurveyed remainder parcel. These parcels are being created under the two <br /> pre-1961 homes on one parcel provision of the Development Title. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST,PRESENT,AND PROPOSED FUTURE USES OF THIS SITE⢠<br /> 2.1 Discussion of Past,Present uses at the site to assess potential problems: The present owner, <br /> Chester Murphy, has owned this property for 2+years. Mr. Murphy has lived in the vicinity of <br /> subject parcel and knows the history of said parcel. The past and present uses of the property have <br /> been for a homesite and orchard. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The existing 20 acres has two houses <br /> and a orchard. <br /> 3.2 Site Septic Permit History: Research for septic permits revealed one permit for this parcel. <br /> 3.3 Discussion of On-site Repair History: There is history of septic repair/addition for subject <br /> parcel. Per permit SR.0075068, the old septic tank was destroyed and a 1600 gallon tank was <br /> installed. (See Appendix) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consists of what seam to be standard systems consisting of leach lines and seepage <br /> pits. <br /> 3.5 General area septic permit history(number/types/dates of permits, age of system, <br /> permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br /> County Environmental Health Department records, the septic systems in this general area range <br /> in installation dates from 1967 to 2016. (Copies of permits are in index.) <br /> 3.6 Discussion of general area septic tank repair history: Repair history of the septic systems <br /> in this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br /> performance.
