REPLACEMENT AREA CALCULATIONS FOR EXISTING 4 BEDROOM <br /> MODULAR HOME AND FILTER BED REQUIREMENTS FOR PROPOSED 3 <br /> BEDROOM MODULAR HOME. <br /> Replacement Area Leachline Requirement for Existing 4 Bedroom: <br /> For the existing 4 bedroom modular structure, leachline requirement=400 ft Lineal Feet of <br /> Leachline(LFLL)/1600 sf absorption area. 400 LFLL was installed in June 2017. Replacement <br /> area consists of 280 LFLL in-between existing leachlines, as illustrated in red on the Site Plans; <br /> therefore, 400 - 280= 120 LFLL remains to fulfill the disposal area requirement. 120 LFLL x 4 = <br /> 480. 480 sf of filter bed area is needed to be equivalent to the remaining 150 LFLL. At the south <br /> end of the subject property, an 8 ft x 60 ft=480 sf filter bed can be installed. <br /> Filter Bed Requirement for Proposed 3 Bedroom: <br /> For the proposed 3 bedroom modular structure, leachline requirement= 300 LFLL/1200 sf of <br /> absorption area. Filter bed requirement=300 x 4= 1200 sf. A 36 ft E-W x 33 ft N-S = 1188 sf <br /> filter bed is proposed to be installed directly west of the modular structure. The replacement area <br /> is located east of where the modular is to be situated and is 1825 sf, a 52% increase over the area <br /> required. This area is composed of three rectangles for ease of future filter bed construction. <br /> C. SETBACKS FROM ADJACENT PROPERTY DOMESTIC WELLS <br /> The domestic well located directly south of the subject property at 21712 Corral Hollow Road is <br /> situated 125 ft south of the property line and therefore a 100 ft radius setback line was not drawn <br /> since it does not encroach onto the subject property. The domestic well at 11911 Clover Road <br /> encroaches 24 ft onto the property. The domestic well at 11895 Clover Road is the furthest east <br /> well and significantly encroaches onto the entire southeast corner of the subject property. One <br /> hundred foot radius lines for these properties are on the Site Plans and illustrate that although <br /> significant area is impacted, ample area remains for the proposed 3 bedroom modular home <br /> replacement area. <br /> V. CONCLUSIONS AND RECOMMENDATIONS <br /> SSS§ 5.4,SSS§ 6.7. The soils underlying the filter bed disposal area for the proposed modular <br /> home exhibit marginally unacceptable permeability in terms of the percolation test result. The <br /> soils actually possess excellent permeability when they are not saturated, and can be considered <br /> acceptable permeability for the short-term. Given the historical evidence of the repairs/ <br /> replacements/additions to surrounding onsite wastewater treatment systems, longevity of the onsite <br /> systems may not be as great as in other areas of the County. However, since the replacement area <br /> for the proposed modular is 52% larger than the required calculated filter bed area, overall system <br /> longevity should be substantial. If the designated replacement area must be activated, it is <br /> recommended that a water meter be installed simultaneously to measure house flow volumes. <br /> 8 <br /> Chesney Consulting <br />
