<br />PA-2000188 – Findings 1 <br />FINDINGS FOR SITE APPROVAL <br />PA-2000188 <br />FRANK RUBINO TRUST ET AL. / STRATEGIC LAND PLANNING <br /> <br />1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br />applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br />adopted by the County. <br /> <br /> This finding can be made because the proposed personal storage facility may be <br />conditionally permitted in the C-C (Community Commercial) zone with an approved Site <br />Approval application. The project site has a General Plan designation of C/C (Community <br />Commercial), and the C-C zone is an implementing zone for this designation. Therefore, the <br />proposed personal storage facility is consistent with the goals, policies, standards and <br />maps of the General Plan and there are no Master Plans, Specific Plans, and/or Special <br />Purpose Plans in the project vicinity. <br /> <br />2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br />facilities have been provided, and the proposed improvements are properly related to existing and <br />proposed roadways. <br /> <br /> This finding can be made because adequate utilities, access roads, sanitation, drainage and <br />other necessary facilities exist and the improvements are properly related to existing <br />streets. The City of Stockton has provided will-serve letters for the property to connect to <br />public sewer, water, and storm drainage. <br /> <br />3. The site is physically suitable for the type of development and for the intensity of development. <br /> <br /> This finding can be made because the 4.25-acre project site is of adequate size to <br />accommodate the proposed use and the Site Plan shows that all yards, building coverage, <br />setbacks, parking areas, and other requirements of the Development Title can be met. <br /> <br />4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br />injurious to the property or improvements of adjacent properties. <br /> <br /> This finding can be made because with the conditions from the Community Development <br />Department, the Environmental Health Department, and the Department of Public Works, the <br />project is not expected to have a significant impact on public health, safety, and welfare. In <br />addition, the project is not anticipated to be injurious to the property or improvements of <br />adjacent properties. <br /> <br />5. The use is compatible with adjoining land uses. <br /> <br /> This finding can be made because the proposed use will not interfere with nor alter the current <br />land uses on adjacent properties. The proposed personal storage facility is anticipated to have <br />a maximum of two (2) employees and ten (10) customers per day. Additionally, the proposed <br />project is conditioned to provide an 8-foot masonry wall adjacent to neighboring properties <br />in order to provide adequate screening between the commercial and residential uses. The <br />proposed use, Personal Storage, may be conditionally permitted in the C-C zone subject to <br />an approved Site Approval application. <br /> <br />
