ATTACHMENT A <br /> PROJECT DESCRIPTION: 40FORTY WINERY AND BREWERY <br /> The 40FORTY Winery and Brewery project ("Project") consists of developing a <br /> winery and brewery facility over two phases on 40±acre project site located at <br /> 3725 E. Armstrong Road. The Project consists of approximately 30 acres of <br /> existing and proposed vineyards, as well as the planting of approximately 1 acre <br /> of hops. There currently exist the following improvements/structures on the <br /> property: two single family residences, a barn, shop, a chicken coop, and various <br /> outbuildings. These facilities are served by an existing well and two septic <br /> systems. As shown on Figure 1, all such structures, except the western single <br /> family residence, will be demolished and removed from the property. <br /> The Project will be built in two phases over five years. Phase 1 will include a <br /> 4,000±SF production wine and brewery facility with barrel and tank storage, case <br /> good storage, covered crush pad, office, and wine lab. The first phase will also <br /> include a 3,000+ SF tasting room with outdoor seating. As noted in Figure 1, <br /> several existing structures and outbuildings on the property will be demolished in <br /> Phase 1. Phase 2 will add a 4,000+ SF multipurpose building, additional outdoor <br /> seating, and future 4,000 SF production. Domestic water will be supplied by the <br /> existing onsite well and treated to required specifications. Wastewater will be <br /> handled in two ways:Traditional wastewater (sewage) will be handled through <br /> the onsite septic system. Wastewater generated from the onsite wine and beer <br /> production is proposed to be held in above-ground holding tanks and hauled off <br /> site on an annual basis. Proposed driveway and parking surface is to be <br /> gravel. Any storm water runoff will be drained into the vineyards and contained <br /> onsite. The Project will result in approximately 30 acres of wine grapes and 1 acre <br /> of hops as shown on the site plan. Amplified outdoor music is not proposed as <br /> part of the winery Project. <br /> The Project site is zoned AG-40. The Project would include the following use-types <br /> as set forth in the Development Title: "Small Winery' use type -- permitted <br /> subject to a site approval in AG the zone (see, TABLE 9-605.2 -.
