2.0 PROJECT DESCRIPTION <br /> 2.1 Project Location <br /> The project site is on 2706 and 3009 Pock Lane, in unincorporated San Joaquin County <br /> southeast of the City of Stockton(see Figures 1-1 through 1-5). The project site consists of <br /> three parcels designated as Assessor's Parcel Numbers (APNs) 179-120-11, 179-120-13, <br /> and 179-120-14. The total area of the project site is approximately 42.3 acres. The U.S. <br /> Geological Survey's Stockton East, California, 7.5-minute quadrangle map shows the site <br /> as being within an unsectioned area of Township 1 North, Range 7 East, Mt. Diablo Base <br /> and Meridian. The latitude of the project site is approximately 37° 55' 44"North, and the <br /> longitude is approximately 121° 14'41"West. <br /> 2.2 Project Details <br /> Tentative Subdivision Maps <br /> The project proposes to subdivide the three parcels into lots for the purpose of development <br /> of single-family residences. The subdivision would be accomplished through the approval <br /> of two tentative subdivision maps, one for each of the Pock Lane addresses. A description <br /> of the proposed subdivisions is provided below. <br /> Both tentative subdivision maps are for "major subdivisions," as defined by San Joaquin <br /> County Code Section 9-110.4. A major subdivision is a subdivision of land creating five <br /> or more parcels. Both proposed subdivisions meet the definition of a "major subdivision," <br /> which is a subdivision of land creating five or more parcels. The tentative subdivision maps <br /> must comply with the major subdivision provisions of San Joaquin County Code Division <br /> 9—Subdivision Regulations,along with provisions applicable to all subdivision maps.This <br /> IS/MND will note specific requirements for major subdivisions as appropriate. <br /> 2706 Pock Lane Subdivision <br /> The portion of the project site on 2706 Pock Lane consists of two parcels,designated APNs <br /> 179-120-13 and 179-120-14 with a total acreage of approximately 19.3 acres. It is bounded <br /> on the west by Pock Lane and on the north by Bieghle Drain, a storm drainage facility <br /> managed by the City of Stockton. <br /> The project proposes to subdivide the 2706 Pock Lane parcels into 96 lots for single-family <br /> residential development(Figure 2-1A). The southwest corner of the proposed subdivision, <br /> designated as Lot A on Figure 2-1A, is proposed for combined use as a park and a basin. <br /> Lot B on Figure 2-1 encompasses a homesite with an existing single-family residence and <br /> outbuilding at the northwest corner of the 2706 Pock Lane site. The structures on the <br /> homesite would remain, and the homesite would be excluded from proposed site <br /> development. <br /> Pock Lane Public Review Draft IS/MND 2-1 May 2022 <br />
