Phase II Environmental Site Assessment Report
324 East 11th Street
Tracy,CA
July 23,2013
also detected in concentrations above ESLs in borings B-4(3 10 gg/L)and B-6(3,600 gg/L).TPHmo was not
detected in groundwater in any other site borings.
Benzene was detected in groundwater above ESLs in boring B-1 (750 gg/L). However, benzene was not
detected in groundwater in any other site boring. The only other constituents detected above ESLs were
ethylbenzene(200 gg/L)in boring B-6 and TBA(43 gg/L)in boring B-1.
CONCLUSIONS AND RECOMMENDATIONS
Based on the above site assessment information, Pangea offers the following conclusions and
recommendations:
• No USTs were identified during geophysical surveying or physical inspection(augering). A 20-ft long
anomaly was identified near the near the potential former canopy location, which could represent
abandoned piping associated with former removed USTs.
• Limited hydrocarbon impact detected in soil and/or groundwater suggests a historic release of
hydrocarbons occurred in the vicinity of the former tanks and associated piping.
• Field observations and analytical results suggest that petroleum hydrocarbon impact is primarily
located in shallow soil near boring B-1.The hydrocarbon impact to groundwater is primarily located at
boring location B-1, with some additional impact in down/crossgradient direction boring B-6, and
lower impact in crossgradient boring B-4.
• Petroleum hydrocarbons in select soil and groundwater samples exceed conservative environmental
screening levels (ESLs). However, the extent of hydrocarbon impact appears to be adequately
delineated by this investigation and downgradient data from the adjacent and closed case at Tracy
High School.
To comply with permit requirements, this report will be submitted to the San Joaquin County Environmental
Health Department(SJCEHD). Pangea understands that the SJCEHD and Regional Water Quality Control
Board will review this information to determine if additional action is required.
5
