11655 S UNION ROAD Project No. 2020-00095 Page 12 <br />1.1 Description of Site <br />The property is located at 11655 S Union Road (APN: 204-030-07), Manteca, County of San Joaquin, <br />California. The parcel is approximately 0.77 acres of land. There is currently one single-family <br />residence with three bedrooms and one bath located in the northwest portion of the site; one <br />800-gallon septic tank with one leach line is located on the site to serve the current residence, which <br />was built in 1957. The property is located in a rural residential neighborhood, with French Camp <br />Road approximately 0.65 miles north and Highway 99 approximately 1 mile east of the site. The <br />general vicinity consists of rural residential lots and agricultural use. <br />The elevation at the site, according to a United States Geological Survey2, is approximately 30 feet <br />above mean sea level (ms1). The site is relatively flat, with topography in the area grading gently to <br />the west. <br />According to the San Joaquin County District Viewer web site,3 the subject property is zoned AG-40. <br />Location maps of the subject property are attached to this report as Appendix A. <br />1.2 Proposed Development <br />The property currently consists of 0.77 acres of land with a primary 3-bedroom, 1-bath residence <br />with a 800-gallon septic tank and associated leach line. The project proposes to build a two-bedroom, <br />one-bath, single family manufactured home with a seperate onsite septic system; there is currenly <br />one domestic well in use. The tentative parcel map showing the location of the existing residence <br />and septic system, the existing well, and the proposed secondary dwelling unit and septic system is <br />included as Plate 3, in Appendix A. <br />2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br />Present use consists of a single-family home and a septic system with an 800-gallon septic tank <br />installed under permit (Permit No. 10-296) in 1958 and a domestic well. Proposed future use is a <br />two-bedroom, one-bathroom accessory dwelling unit with a proposed new septic system. <br />3.0 GEOLOGIC AND SOIL PROFILE INFORMATION <br />3.1 Chemical and Physical Soil Properties <br />The site is depicted on the Geologic Map of the San Francisco-San Jose quadrangle 4 and falls within <br />the Modesto Formation (Plate 4, Appendix A) herein called Qm.
