CONDITIONS OF APPROVAL <br /> PA-2100057 <br /> SHIRLEY M. DUTRA,TRUST/ KIPER HOMES <br /> Lot Line Adjustment Application No. PA-2100057 was approved by the San Joaquin County <br /> Community Development Department on August 26, 2021, which is the effective date of approval. <br /> This approval will expire on February 25,2023,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact:[209] 468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels to result in two parcels <br /> as shown on the revised site plan dated July 7, 2021. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: The following requirements shall apply: <br /> 1. Parcel 1 shall be a minimum of 2 acres in size. LOT WIDTH:The following requirements shall apply: <br /> 1.
