SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Brad Christy to conduct <br /> a Soil Suitability Study and Nitrate Loading Study for the property located at 19320 and <br /> 19351 North State Route 99 West Frontage Road, Acampo, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is the expansion of an existing family business currently located <br /> on parcel 013-220-34, which consists of the buying and selling of used agricultural and <br /> non-agricultural semi-trucks, trailers, and field equipment. According to the Site <br /> Application project description, the adjacent parcel 013-220-32 would be developed in <br /> two phases. Phase 1 "would consist of building a new building of 4800 square feet of <br /> which 960 square feet would be office space and the balance would have a restroom <br /> and storage" (Plate 2). <br /> Site Description <br /> The Site is composed of Assessor's Parcel Numbers (APN) 013-220-32 and -34, <br /> totaling 4.10 acres in size. The Site is located at 19320 and 19351 North State Route <br /> 99 West Frontage Road, Acampo. <br /> Parcel -32 of the Site is currently vacant, with the exception of a domestic well. Parcel - <br /> 34 is being used for the existing business; a sales trailer, metal carport, and two storage <br /> containers are located on that parcel, as well as several vehicles and trailers for sale <br /> (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 55 feet above mean sea level. The Site is relatively flat (Plate 4). <br /> According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG- <br /> 40, limited agriculture with a minimum parcel size of 40 acres.
