Soil Suitability and Nitrate Loading Study GALVAN PROPERTY 8675 Carey Court, Stockton, California 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study (Study) for the property located at 8675 Carey Court, Stockton, California (site or subject property). The purpose of this Study is to determine the potential impact from nitrate loading and the suitability of the subsurface for an onsite wastewater treatment system (OWTS) due to the proposed development of a residence and septic system at the site, and the future use of the property. The study was performed in accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County Community Development Department (SJCCDD). The scope of work included a soil percolation test, groundwater sampling of the onsite domestic water well, review of published soil and groundwater information, local septic use and permit research and estimated nitrate impact to soil and groundwater at the site. The site and surrounding area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole location, and the planned locations of the proposed residence and septic system are illustrated in Figure 2. 1.1 . DESCRIPTION OF SITE The location of the site, surrounding properties and general setting is illustrated on the Lodi topographic map (7.5 Minute United States Geological Survey (USGS) Topographic Series, California). The site is located in the southern portion of Section 7, Township 2 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1). The map shows the property located at an elevation of approximately 10 feet above mean sea level in an area of low topographic relief. The regional slope of the area is relatively gentle and dips toward the west-southwest. The property is located on the west side and at the termination of Carey Court, approximately 400 feet north of the intersection of Carey Court and Shippee Lane, Stockton, California. The site consists of a 1.533-acre parcel identified as San Joaquin County Assessor Parcel Number (APN) 085-560-070. The current land use type of the property is single-family residential, and the current zoning is not listed. The existing structures on the site include a 4,857-square foot, two-story dwelling, a pool, an approximately 550-square foot pool house, and a domestic water well. The property is provided potable water from the existing domestic water well located in the northeast corner the site (Appendix A; Figure 2). 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT The proposed development will include the addition of an approximately 1,800 square foot, two-bedroom modular home and a septic system.
