Phase IIA Environmental Site Assessment Page 9
Former Karlson Trucking Property
Project No. 191.2
October 28, 1998
With the exception of a trace amount of xylene (0.4 µg/L) in the groundwater
collected from SB-1, no petroleum hydrocarbons were detected in the area of the
gate entrance. This xylene is interpreted as cross contamination during
sampling or drilling.
Seepage Pit
The low levels of dielectric oil in SB-7 (352 µg/L) and the lack of field evidence
suggesting the presence of petroleum hydrocarbons may indicate that the oil in
the sample, SB-7 may be from cross contamination of the sample from drilling
equipment. The levels of contaminant metals were at or above MCL (Maximum
Contaminant Level) limits for drinking water for Chromium, Lead, Nickel and
Zinc. It is not known at this time if this is representative of groundwater in the
vicinity of the seepage pit.
4.2 Recommendations
Based upon the conclusions outlined above, which in turn are based upon
evidence obtained during the Phase IIA Environmental Site Assessment, the
following recommendations are made:
Soil Stockpile
No further action is recommended to investigate the soil stockpile.
Pole Barn
No further action is recommended to investigate the soil staining in the floor of
the pole barn.
Tank Location-Entrance
No evidence was found to suggest that the suspected tank(s) located here may
have leaked to impact groundwater. No further action is recommended to
investigate this tank location.
Tank Location-Between Pole Barn & Shop Building
It appears that dielectric oil has been released to the subsurface in the area
between the pole barn and former wash rack. It is recommended that the
owners of the Property report the release to the San Joaquin County Public
Health Service / Division of Environmental Health. It is anticipated that this
agency will direct the owners to begin an investigation program to quantify the
contamination and ultimately mitigate this environmental condition.
2937 Veneman Ave.,#B240 Geo-Phase Environmental Inc.
