CONDITIONS OF APPROVAL <br /> PA-2100111 <br /> LAFAYETTE RANCH / SE LAND, LLC <br /> Lot Line Adjustment Application No . PA-2100111 was approved by the Community Development <br /> Department on June 9, 2021 , which is the effective date of approval . This approval will expire on <br /> December 9, 2022, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Kelsey Gunter [209]468-2193) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment between two parcels as shown on <br /> the site plan dated June 7 , 2021 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded <br /> prior to conveyance of property through deeds by the owner. Legal descriptions of the <br /> resultant properties shall be submitted to the Surveyor's Division for review and forwarding <br /> to the Community Development Department. The legal descriptions shall be prepared , <br /> stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per <br /> Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. ( Development Title <br /> Section 9-872 . 4) <br /> C, LOT SIZE : Each parcel shall be a minimum of eighty acres in size. ( Development Title Table <br /> 9-610 . 2 ([c]) <br /> d . LOT WIDTH : The following requirements shall apply: <br /> 1 . Parcels 1 and 2 shall all have a minimum lot width of 330 feet, measured at the front yard <br /> setback line . [209]468-3000 , see memo dated June 8 , <br /> 2021 ) <br /> Notes and Information Only : <br /> APNs : 189-210- 11 and 189-210- 12 are under two separate Williamson Act Contract No . WX73-C1 -0105 and <br /> WA-72-C1 -0337 .
