CONDITIONS OF APPROVAL <br /> PA -2100073 <br /> AMANJIT & PULVY SANDHU / SCHACK & COMPANY <br /> Lot Line Adjustment Application No . PA - 2100073 was approved by the San Joaquin County <br /> Community Development Department on September 2 , 2021 , which is the effective date of approval . <br /> This approval will expire on March 4 , 2021 , which is 18 months from the effective date of approval , <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed , if <br /> required by the Land Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Staff Contact : [209 ] 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment among three parcels as shown on the site <br /> plan dated April 26 , 2021 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors ' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 872 . 4 ) <br /> c . LOT SIZE : The following requirements shall apply : <br /> d . Parcel 1 shall be a minimum of 40 acres in size . ( Development Title Section 9 - 872 . 2 [e ] ) <br /> e . Parcels 2 and 3 shall be a minimum of 2 acres in size . ( Development Title Section 9 - 872 . 2 [ e ] ) <br /> f. LOT WIDTH : The following requirements shall apply : <br /> 1 . Parcels 1 , 2 , and 3 shall all have a minimum lot width of 330 feet , measured at the front yard <br /> setback line . DEPARTMENT OF PUBLIC WORKS ( Staff Contact : [209 ] 468 - 3000 , see memo dated June 4 , 2021 ) <br /> NOTES AND INFORMATION ONLY . <br /> Access to Parcels 1 and 2 is not created by this Lot Line Adjustment .
