(AGE) for the McBillin Real <br />Estate Investment (McBillin) property located at 2154 South El Dorado Street in Stockton <br />(Site). <br />In December 2016 and January 2017, AGE installed and sampled three (3) soil gas wells. <br />Soil gas well SV-1 was installed in the vicinity of the former underground storage tanks <br />(USTs), and SV-2 and SV-3 were installed along the eastern property boundary, adjacent to <br />nearby residences. In December 2016, AGE also advanced four (4) borings in the vicinity of <br />the former USTs. Boring B-10 was advanced to 55 feet below ground surface (bgs), B-11 <br />was advanced to 15 feet bgs, and B-12 and B-13 were advanced to 5 feet bgs. A grab <br />groundwater sample was collected in B-10 from 52 to 55 feet bgs. <br />Central Valley Water Board staff has the following comments on the submitted documents: <br />Based on the soil gas data reported in the Soil Gas Report, the Site appears to meet <br />the State Water Resources Control Board's Low Threat Underground Storage Tank <br />Case Closure Policy (LTPC) Vapor Intrusion (VI) criteria. <br />While the reported soil gas data indicates that the Site meets the VI criteria, soil gas <br />samples can be affected by atmospheric and meteorological fluctuations. Central <br />Valley Water Board staff request that you conduct a second soil gas sampling event <br />to evaluate the VI risk. In the Soil Vapor Report, AGE indicates that they will collect a <br />second round of soil gas samples in July 2017. By 1 September 2017, please <br />submit a Second Soil Vapor Report detailing the sampling and comparing the <br />collected data to the LTCP VI criteria. <br />Based on the soil data presented in the Assessment Report, the Site meets the LTCP <br />Direct Contact and Outdoor Air Exposure criteria, with current benzene and <br />ethylbenzene concentrations in the top ten feet of soil below reporting limits. <br />KARL E.
