SOIL SUITABILITY STUDY <br />Introduction <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Todd Anderson to <br />conduct a Soil Suitability Study and Nitrate Loading Study for the property located at <br />22370 North Bezley Road, Clements, California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study was conducted to determine whether the soils are suitable for <br />use with a septic system. The study was performed according to the requirements of <br />Section 9-1105.2(d) of the San Joaquin County Development code. <br />Proposed Development <br />According to the San Joaquin County Community Development Department, the <br />proposed project is "a Site Approval application to construct a personal storage facility <br />in two (2) phases within three (3) years. Phase 1 includes the construction of a 768 <br />square foot office building and four (4) personal storage buildings totaling 42,000 square <br />feet. Phase 2 includes the construction of two (2) personal storage buildings totaling <br />19,800 square feet. The project will be accessed from Bezley Road. The storage <br />facility will have one (1) employee, and anticipates three (3) customers per day." A site <br />map of the proposed development is included as Plate 2. <br />Site Description <br />The Site is composed of Assessor's Parcel Number (APN) 019-260-54, 5.16 acres in <br />size. The Site is located at 22370 North Bezley Road, Clements. <br />The Site is currently vacant (Plate 3). <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 130 to 140 feet below mean sea level. The Site is relatively flat <br />(Plate 4). <br />According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned C- <br />RS, Rural Service Commercial. The San Joaquin County Community Development <br />Department states that this zoning designation "is intended to establish areas within <br />Rural Communities where retail and service uses frequently required by rural residents <br />LOGE 2114 Page 1
