Additional Soil Vapor Assessment Work Plan Page 9
CPSA,Lodi,California
March 22,2024
• Activities within the subject building should remain normal during sampling;
• No smoking will be permitted in the subject building 4 hours prior to and during sampling.
• To the extent possible, windows and doors should remain closed during sampling.
• To the extent possible, use of products that include VOCs will not be permitted 24 hours
prior to and during sampling.
CHT proposes to use Beacon Environmental (Beacon) sorbent filled stainless steel tube to
passively collect VOCs and SVOCs in ambient and indoor air over a 120-hour period using
established ASTM methods. Passive sorbent samplers (PSS) do not require pumps or electricity
and can be used to collect samples over a brief period of time (hours) to weeks (7 to 30+ days),
thereby providing a time-integrated concentration in units of µg/m3. Additionally, low reporting
limits can be achieved for a broad range of VOCs because the samplers can be exposed for
extended time periods. Following completion of the sampling, the sample will be collected under
chain-of-custody documentation and analyzed by Beacon using EPA Method TO-17. The
methodology for `Collection of Samples using Sorbent Tubes'is provided in Attachment B.
210 W. PINE STREET PROPERTY
In order to assess the potential vapor intrusion in the 210 W. Pine Street building, one (1)
semi-permanent sub-slab soil gas Vapor Pins® (or equivalent)will be installed below the concrete
slab of the building in a manner consistent with DTSC guidance. The proposed sampling locations
of the Vapor Pin® (SS-7), as shown on Figure 4, was chosen to provide an assessment of soil
vapor conditions beneath the building as well as to target specific areas where a release may have
occurred(for example near the floor drain, along the sanitary sewer lateral). The sample collection
methodology will be similar to the one described above for the 212 W. Pine St. property.
GUILD CLEANER'S PROPERTY
In order to assess the potential vapor intrusion in the Guild Cleaner property building, one (1)
semi-permanent sub-slab soil gas Vapor Pins® (or equivalent)will be installed below the concrete
slab of the building in a manner consistent with DTSC guidance. The proposed sampling locations
of the Vapor Pin® (SS-8), as shown on Figure 4, was chosen to provide an assessment of soil
vapor conditions beneath the building as well as to target specific areas where a release may have
occurred(for example near the floor drain, along the sanitary sewer lateral). The sample collection
methodology will be similar to the one described above for the 212 W. Pine St. property.
INDOOR AND AMBIENT AIR SAMPLING
As part of this ASVA, the City proposes to collect one (1) indoor air sample in the same room /
location of the proposed sub-slab sample, and one ambient air sample outside the building on the
alleyway side. The proposed indoor air sample location is shown in Figure 4. The sample
collection methodology will be similar to the one described above for the 212 W.
