1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project consists of 120 acres. The subject Assessor's Parcel <br />Number is 183-230-14. The project is in an agricultural area. The parcel is zoned AG -40. <br />1.2 Description of Proposed Development: It is proposed to create two 60 acre parcels. The <br />parcels are being created based on the existing 120 acre parcel. In accordance with the San <br />Joaquin County Development Title, this Surface and Subsurface Contamination Report (SSCR) is <br />being submitted for approval. This report will investigate the property for visual or historical <br />environmental contamination based on field observation, interviews with the owner, and County <br />records. (This SSCR includes no chemical analysis). <br />1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information <br />of the historic use of this property is testimony from the tenant farmer, John Dondero, who has <br />farmed the property for 10+ years. The land use has not changed under his tenantship. The land <br />has been used for agricultural purposes for over 30 years. The parcel's future use is to be <br />determined but will be consistent with zoning. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION• <br />3.1 Methods used to research: Methods used to research this parcel were records researched at <br />the San Joaquin County Agriculture Commissioners office in April, 2021 (see appendix for <br />results). An onsite survey was performed on April 26, 2021 by staff of Dillon & Murphy. The <br />San Joaquin County Environmental Health Department's underground storage tank mitigation <br />database list did not yield any concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources <br />of contamination identified at the project site: Past on-site potentials for contaminations are <br />low. Historically there have been no underground storage tanks. The tenant has no knowledge of <br />improper above ground storage of chemicals on the subject parcel. <br />
