SOIL SUITABILITY STUDY <br />Introduction <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Henry Martin to conduct <br />a Soil Suitability Study and Nitrate Loading Study for his property located at 6103 West <br />Delta Avenue, Tracy, California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study was conducted to determine whether the soils are suitable for <br />use with a septic system. The study was performed according to the requirements of <br />Section 9-1105.2(d) of the San Joaquin County Development code. <br />Proposed Development <br />A minor subdivision is proposed to divide the Site into a five-acre Parcel A and a 42.32- <br />acre Parcel B. According to Mr. Martin, the parcel split is for financial planning reasons <br />only; uses of the land will remain unchanged (personal communication, April 27, 2021) <br />(Plate 2). <br />Site Description <br />The Site is composed of Assessor's Parcel Number (APN) 213-100-28, 46.57 acres in <br />size. It is located at 6103 West Delta Avenue, Tracy, California. The Site is open <br />agricultural land with a house. A domestic well supplies water to the house (Plate 3). <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 10 feet above mean sea level. Irrigation canals are depicted <br />crossing the Site (Plate 4). The Site is relatively flat, except on the southern side where <br />soil has been mounded for Mr. Martin's house. <br />According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG- <br />40, General Agriculture with a minimum parcel size of 40 acres. This zoning <br />designation "is established to preserve agricultural lands for the continuation of <br />commercial agriculture enterprises" (San Joaquin County Community Development <br />Department). <br />LOGE 2121 Page 1
