CONDITIONS OF APPROVAL <br /> PA-2100136 <br /> OAKWOOD VENTURES II, LLC/MELCHOR L. MERCADO&JOSEPHINE R. BAISAC/ <br /> ASSOCIATED ENGINEERING GROUP, INC. <br /> Lot Line Adjustment application No. PA-2100136 was approved by the Community Development <br /> Department on October 14, 2021, which is the effective date of approval. This approval will expire <br /> on April 15, 2023, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 2 parcels as shown on the site <br /> plan dated July 1, 2021. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of 5,000 square feet in size. (Development Title Section <br /> 9-872.2[e]) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcels A and B shall have a minimum lot width of 50 feet, measured at the front yard setback <br /> line. (Development Title Section 9-872.2[g]) <br /> e. PROPERTY LINE SETBACK: The existing structure shown on the west property line for Parcel A <br /> shall be setback a minimum of 5 feet from the proposed property line.
