12172 N Hibbard Road Project No.2021-00063 Page 12 <br /> 1.1 Description of Site <br /> The property is located at 12172 N Hibbard Road (APN: 063-230-420), Lodi, County of San Joaquin, <br /> California.The parcel is reportedly 1.18 acres of land. There is currently one single-family residence <br /> with three bedrooms located in the west portion of the site; one 1500-gallon septic tank with leach <br /> lines and pits is located on the site to serve the current residence. The property is located in a rural <br /> residential neighborhood, with California State Route 88 approximately 0.75 miles west and <br /> California State Route 99 approximately 5 miles west of the site. The general vicinity consists of rural <br /> residential lots and agricultural use. <br /> The elevation at the site, according to a United States Geological Survey2, is approximately 75 feet <br /> above mean sea level (msl). The site is relatively flat, with topography in the area grading gently to <br /> the west-southwest. <br /> According to the San Joaquin County District Viewer web site,3 the subject property is zoned AL-5. <br /> Location maps of the subject property are attached to this report as Appendix A. <br /> 1.2 Proposed Development <br /> The property currently consists of 1.18 acres of land with a primary 3-bedroom residence with a <br /> 1500-gallon septic tank and associated leach lines. The project proposes to build a three-bedroom, <br /> two-bath, single family manufactured home with a seperate onsite septic system; there is currenly <br /> one domestic well in use. The tentative parcel map showing the location of the existing residence <br /> and septic system,the existing well, and the proposed secondary dwelling unit and septic system is <br /> included as Plate 3,in Appendix A. <br /> 2.0 PAST,PRESENT AND PROPOSED FUTURE USES <br /> Present use consists of a 3-bedroom single-family home and a septic system with a 1500-gallon septic <br /> tank with installation date unknown; there is currently one domestic well on site, with depth and <br /> installation date unknown. Proposed future use is a three-bedroom, two-bathroom accessory <br /> dwelling unit with a proposed new septic system. <br /> 3.0 GEOLOGIC AND SOIL PROFILE INFORMATION <br /> 3.1 Chemical and Physical Soil Properties <br /> The Site is depicted on the Preliminary Geologic Map of Cenozoic Deposits of the Bellota Quadrangle¢ <br /> and falls within the Modesto Formation Upper member (Qm20.
