Development Department on August 24,2006,which is the,effiective date of: pprovai.. <br />Unless otherwise specified„all Ordinance requirements shall.be complied with priorto approval of a <br />Notice of Lot Line Adjustment.` <br />This approval will ioxoire on February 23, 2008, which is- 18 months .from :the :effective date of <br />approval, unless a:Notice of Lot Line.Adjustment has been recorded and a Record of Survey has <br />been filed,'if required by the Land Surveyor's Act. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Staff: John L. Funderburg,468-3160) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels,as shown on the site <br />plan dated July 24, 2006. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall-be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community <br />Development Department. The legal.descriptions shall be prepared, stamped and signed by a <br />Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br />f <br />Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. .DEMOLITION PERMIT: The site plan shows an existing shed on APN: 063.230-14 within the <br />proposed side yard setback area. A demolition permit for this structure must be applied for and <br />finaled before the"Notice of Lot Line Adjustment” can be recorded. <br />d. LOT WIDTH: Parcels 1 & 2 shall be a minimum of 150 feet in width. (Development Title Section <br />9-610.4) <br />2.
