Soil Suitability and Nitrate Loading Study <br /> TELANDER PROPERTY <br /> 12511 Mundy Lane, Lodi, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 12511 Mundy Lane, Lodi, California (site or subject <br /> property). The purpose of this study is to determine the potential impact from nitrate <br /> loading and the suitability of the subsurface for an onsite wastewater treatment system <br /> (OWTS) due to the proposed development of a residence and septic system at the site, <br /> and the future use of the property. The study was performed in accordance with the <br /> requirements of Section 9-1105.2(d) of the San Joaquin County Community Development <br /> Department (SJCCDD). The scope of work included a soil percolation test, groundwater <br /> sampling of the onsite domestic water wells, review of published soil and groundwater <br /> information, local septic use and permit research and estimated nitrate impact to soil and <br /> groundwater at the site. The site and surrounding area are illustrated in Figure 1. A site <br /> plan depicting structures, the percolation test hole location, and the planned locations of <br /> the proposed residence and septic system are illustrated in Figure 2. <br /> 1.1 . DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Lodi South topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the southern portion of Section 19, <br /> Township 3 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 45 to 50 feet above <br /> mean sea level in an area of low topographic relief. The regional slope of the area is <br /> relatively gentle and dips toward the west-southwest. The property is located on the west <br /> side of Mundy Lane approximately 800 feet from the intersection of Mundy Lane and East <br /> Hogan Lane. The site consists of a 3.030-acre parcel identified as San Joaquin County <br /> Assessor Parcel Number (APN) 061-120-590. The current land use type of the property <br /> is multiple-family residential, and the current zoning is AL-5 (limited agriculture). The <br /> existing structures on the site include an approximately 3,600-square foot residence, an <br /> approximately 1 ,800-square foot residence, an approximately 650-square foot detached <br /> garage, and two (2) domestic water wells. The property is provided potable water from <br /> the existing domestic water wells located near the southern (West Well) and eastern <br /> (East Well) property boundaries (Appendix A; Figure 2). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development will include the addition of an approximately 1,200 square <br /> foot, three-bedroom modular home and a septic system.
