CONDITIONS OF APPROVAL <br /> PA-2100175 <br /> Error! Reference source not found./HOGAN LAND SERVICES <br /> Lot Line Adjustment Application No.PA-2100175 was approved by the San Joaquin County Community <br /> Development Department on October 7,2021,which is the effective date of approval.This approval will <br /> expire on April 8, 2023, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 2 parcels as shown on the revised <br /> site plan dated September 29, 2021. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PROPERTY LINE SETBACK:The following requirements shall apply: <br /> 1. The existing sheds shown on Lot A shall be setback a minimum of 3 feet from the east,west, and <br /> south property lines.(Development Title Section 9-1010.3[d]) <br /> 2. The existing shed shown on Lot B shall be setback a minimum of 3 feet from the proposed east <br /> and south property lines. (Development Title Section 9-1010.3[d]) <br /> 2.
