FINDINGS FOR SITE APPROVAL <br /> PA-2100194 <br /> CLIFF LENZI <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed facility may be conditionally permitted in <br /> the C-RS (Rural Service Commercial) zone with an approved Site Approval application. The <br /> General Plan of the project site is C/RS (Commercial Rural Service). The C-RS zoning <br /> designation is an implementing zone of the General Plan C/RS.The proposed facility is also <br /> consistent with the goals, policies, standards and maps of the General Plan. There are no <br /> Master Plans, Specific Plans, and/or Special Purpose Plans applicable to the project site. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate utilities, access roads, sanitation, drainage and <br /> other necessary facilities have been provided and the improvements are properly related to <br /> existing and proposed streets and highways. The project is serviced by a private septic <br /> system for sewer, public water from Victor Water Works District 2 for water, and an on-site <br /> retention pond for storm. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the 2-acre parcel is of adequate size and shape to <br /> accommodate the proposed building and all yards, building coverage, setbacks, parking <br /> areas, and other requirements of the Development Title. The Site Plan shows that there is <br /> sufficient area for parking and circulation in compliance with Standards of the Development <br /> Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because it was determined that the project will not be detrimental <br /> to the public health, safety, or welfare, and will not be injurious to the property or <br /> improvements of adjacent parcels.Additionally, no significant impacts have been identified. <br /> Therefore, a Notice of Exemption will be filed pursuant to State CEQA Guidelines Section <br /> 15061(b)(3). <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with nor alter the current <br /> land uses on adjacent properties. All structures on site are a minimum of 20 feet from all <br /> adjacent residentially zoned parcels,which is a requirement of the Development Title when a <br /> Commercial use abuts residentially zoned properties. <br /> PA-2100194— Findings 1 <br />
