Hazelton Avenue
Stockton, California 95205
Attention: Jeff Wong
Subject: Work Plan for Soil Vapor Sampling
Hillview Project/KT Property
30600 Corral Hollow Road
Tracy, California
Dear Mr. Wong:
HALEY & ALDRICH, INC.
2033 N. Main Street
Suite 309
Walnut Creek, CA 94596
925.949.1012
On behalf of Lennar Homes of California, Inc. (Lennar), Haley & Aldrich, Inc. (Haley & Aldrich) is
submitting to San Joaquin County Environmental Health Department (SJCEHD) this Work Plan for Soil
Vapor Sampling (Work Plan) for the property located at 30600 Corral Hollow Road in Tracy, California
(APN 253-100-150; referred to herein as the "Property' or "Site"; Figure 1). This Work Plan summarizes
the proposed environmental sampling methodologies and is being submitted to SJCEHD as part of Site
Mitigation Boring Permit (permit) package to comply with their drilling permitting requirements.
Project Background
The Site is currently owned by Lennar and consists of vacant, undeveloped land located in an area of
mixed use agricultural/vacant and residential development properties. In September 2018, Haley &
Aldrich completed a Phase I and Phase II Environmental Site Assessment for the Site, which identified
the former presence of a truck stop and fueling station and historical underground storage tank removal
activities as well as an adjacent active crude oil transmission pipeline. Lennar is now developing the Site
and was requested by the City of Tracy to evaluate potential impacts to soil vapor related to the nearby
Phillips 66 underground petroleum pipeline to comply with Mitigation Measure (MM) 4.8-2a of the Draft
Environmental Impact Report (DEIR) for the Tracy Hills Project.
Soil Vapor Sampling
Haley & Aldrich's soil vapor sampling includes the tasks described below. The objective of this sample is
to evaluate whether potential soil vapor impacts from the nearby Phillips 66 underground petroleum
pipeline may be migrating onto the Site.
www.haleyaldrich.com
